How does the sales process work?

No obligation property appraisal

We’ll be happy to visit your property and give you an honest report of your property’s value taking into account all the features of the property, it’s condition, recent sales price history, local demand and any other relevant factors. We will email you our assessment within 48 hours. Please note that the surveyor will determine the price listed on the Home Report.

Instruction to proceed

If you are happy to proceed with us marketing your property, and we have completed our ID and money laundering compliance satisfactorily, we will instruct the Home Report.

Home Report

All sales uniquely in Scotland require a Home Report and we will instruct this on your behalf. The Home Report is a detailed condition report which assesses not only the structure and internal features, but also the energy efficiency and valuation for mortgage purposes. This must be completed prior to the property being listed publicly for sale.

A free Home Report is included in our fixed fee.

Marketing

We will immediately start preparing market material for your property including an advert, floor plans, professional photography, drone photography and a 3D virtual tour. We will also give potential clients a sneak preview on Facebook and LinkedIn prior to pushing out to the national portals to generate a buzz and present your property to the widest range of buyers.

Viewings & negotiations

We will conduct all viewings, either in person or by video call. Potential clients will be able to have a relatively realistic 3D virtual tour prior to viewing. We are flexible in our approach to viewings as we understand buyers are likely to originate outside of St Andrews and view out of “normal” office hours. We will conduct any ensuing sales negotiations on your behalf, again on a flexible basis.

Conveyancing & completion

When you have accepted an offer, we will remain on hand to assist you through the final stages of the sales process. We will continue to remain on hand in liaison with your solicitor to aid the completion of your sale. From previous experience we understand the value of keeping communications open during the closing stages.
