Although the “fixed price” model is largely associated with our colourful online friend, we are genuinely local with an office in St Andrews and a large property management presence around the East Neuk. We do of course market nationally and internationally through the major portals and our own website.
Our fixed estate agency fee includes: a free Home Report; a For Sale board; free drone photography in addition to professional photography; a 3D virtual tour; a floor plan; a professional drafted advert; listings on Rightmove, Zoopla & St Andrews Property Co website; and a St Andrews-based shopfront with a dedicated local team. Essentially everything relating to selling your property is included up to the point of conveyancing. That’s when the solicitors take over and you will pay them direct.
We market your property on Rightmove, Zoopla, OnTheMarket and our own St Andrews Property Co website. This will cover 97% of the market. We also utilise Facebook and our own email list of interested investors looking to purchase in St Andrews or the East Neuk.
Yes we will handle all viewing requests and arrange the most convenient time for the potential purchasers to see the property, including evenings and weekends if appropropriate. If the potential buyer wishes to have a video tour, we can arrange this too.
We are passionate property people and would never just accept the first offer because it’s easiest. We will always work in the best interest of our clients. We are also motivated because we don’t earn a penny until your property is sold.

We don’t provide conveyancing services in house, but we can recommend some solicitors to you to complete the sales process. You will pay their fee directly to them.
